Service frequency depends on use, dust, pets, coastal exposure and manufacturer guidance. In a tropical home, regular cleaning of filters, coils and drains helps efficiency and reduces leaks and mould. Rental properties and homes near the sea may need more frequent attention. Keep a service log and ensure condensate drains discharge safely away from the building.

Clean roofs, gutters and drains; trim risky branches; check pumps, seals, exterior lights and surge protection; secure outdoor furniture; inspect retaining walls and pool overflow; test backup power and communication; and ensure a local manager can access the property. Photograph the condition before the season and confirm insurance contacts and emergency procedures.

Use a written management scope with scheduled inspections, photographic reports, spending authority, emergency contacts and clear responsibility for pool, garden, air conditioning, pests, utilities, security and guest access. Keep owner accounts separate and require invoices. Smart-home monitoring can help, but it should complement—not replace—a trusted local person who can physically inspect the property.
