A Chanote, or Nor Sor 4 Jor, is the strongest common form of land title and normally identifies surveyed boundaries and ownership capable of registration. Even with a Chanote, due diligence should check the current owner, encumbrances, mortgages, leases, servitudes, court orders, access and boundary alignment on the ground. The title copy should be verified at the Land Office, not only supplied by a seller. This is general educational information, not legal, tax or financial advice. Property structures, taxes, licences and registration practice can change or depend on the facts. Use an independent Thai lawyer and, where relevant, a qualified accountant before committing money or signing documents.
